Residential Real Estate

Real Estate is the modern term for land and anything that is permanently affixed to it (Also called real property and realty).  Fixtures include buildings, fences, and things attached to buildings, such as plumbing, heating, and light fixtures.  Property that is not affixed is regarded as Personal Property.  For example, furniture, above ground pools, and draperies are items of personal property.

Residential real estate involves the sale and rental of land and houses to individuals and families for daily living.  It is not commercial real estate, which is property used for business purposes.  Residential real estate can range from single family homes to condominiums.  The residential type of property is by far the most popular.  That’s no surprise, since the year 2000 US Census shows more than 105 million occupied housing units.   

Residential Property valuations are usually determined by the comparison approach.  There are many residential property sub-types for the many types of different homes.
