HOME BUYING PROCESS

The home buying process will be different almost every single time for whatever variables there may be.  Some items are taken care faster than others, some overlooked, some items are waived, and sometimes people just move slower or faster than the day before yesterday. Below is generally how the home buying process should go.

  • Consultation with a Buyer’s Agent to analyze your specific needs and wishes
  • Financial Pre-Qualification/Pre-Approval to find your loan amount
  • Select and view properties with your Buyer’s Agent
  • Write an offer to purchase on the house you choose
  • Negotiations and counter offers between the Buyer and Seller
  • Enter Escrow upon accepted offer
  • Cash deposit check into Escrow
  • Get homeowner’s insurance pricing
  • Receive and review Seller’s Disclosures
  • Go through the Home Inspection with your Home Inspector and Agent
  • Negotiate any repairs or items to be addressed prior to close of escrow
  • Review Title Report received by Title Company
  • Complete remaining necessary paperwork for new loan
  • Do Buyer’s Visual Inspection and Walk Through
  • Loan Underwriting and Appraisal performed by lender
  • Loan Approval and Loan to fund escrow
  • Monies will be distributed to appropriate parties
  • The deed will be recorded at the county clerk’s office and sent to you (It transfers title)
  • Close Escrow
  • Receive the keys and move in!!!
